With “Mach2”, GSE is building a two-storey commercial and logistics property in Hamburg-Wilhelmsburg as the prime contractor. The building can also be used equally on the second level and accessed by trucks with a total weight of up to 45 tonnes. With the development and construction, project developer Four Parx and prime contractor GSE are advancing into new dimensions. The building not only offers future tenants flexible forms of use and high space efficiency. It is also designated by the Hamburg authorities as “city-defining” and must therefore fulfil special requirements placed on architecture, sustainability and transport connections.

Multi-storey logistics properties, such as those being built on the 100,000 square metre brownfield with “Mach2”, provide answers to one of the biggest problems in metropolitan regions: the lack of space. “We are already thinking about three- and four-storey logistics properties in Germany, as we have already implemented for clients in Asia,” says GSE Germany CEO Dany Brodhag.

“Demand from potential users is high,” says Oliver Schmitt, managing partner at Four Parx. Since partial spaces can be rented starting at around 5,000 square metres, this lighthouse project creates space for cross-industry use; flexible mixed use of office and logistics is possible. “Due to its central location at the Port of Hamburg and the short distances to the city centre, Four Parx appeals to companies from the production, trade, service and logistics sectors,” says Schmitt, explaining the utilisation concept. The investment partner for the building is AEW. Completion is scheduled for spring 2022.
